  • The minute we get a contract, we schedule all the important dates on a shared Google calendar. 

    Meaning: all key stakeholders (realtor, client, lender, our law firm) get electronic calendared dates of all the contingencies (AI deadline, mortgage deadline, condo review deadline, closing date, etc.)

  • You are cc'ed on all emails with the client.  Before any decisions are made,  your opinion is requested and your thoughts are appreciated and valued.  We incorporate your instincts into all decision making processes.  Your insights, in our opinion, are invaluable.  If you are too busy, we have no problem taking the baton for you.

  • Are you ever worried that your current attorney is over subscribed and not paying attention to your deal?  Don't worry about that with us!  We have five attorneys and three paralegals. They all work on real estate.  We NEVER have an over capacity problem.  At the height of the season, we might have 160 deals.  But, spread over nine people, that's no issue.  We keep our attorneys and paralegals at a manageable volume so they can focus intently on your deal.

  • We will protect your client with in depth due diligence from examining condo financials and regulations, monitoring any tax assessment increases, city building violations or open permits, past seller insurance claims, title issues, etc.

  • To begin negotiations, we submit both the attorney and inspection review letters to the seller’s counsel.

  • We know that these transactions happen during weeknights and weekends and not everything happens 9am to 5pm Monday through Friday.  We are available by phone, email and text seven days a week.

  • We can provide net sheets and look for missing property tax exemptions, looming tax increases and available refunds.  We guarantee if you find lost money for a seller, they are MUCH more likely to list with you than the competition.

  • We know how to protect your clients on all the complex issues: post-closing possession agreements, triennial and quadrennial tax reassessments, City of Chicago zoning/dwelling unit issues, etc.  You can count on us to have the experience in whatever complex waters your deal sails into.
