How to Stage the Home You Live In

It’s common to live in your home while looking for a buyer. On a recent episode of The Fine Print in Real Estate podcast, David Frank and Amber Kardosh talked to Brad Pierce from Haven Home Staging. In this clip, they discuss what it means to stage a home while you live there.

When you go in and you do these consultations, what are some of the things that you can stage with your um inventory versus what you can't if they live in it because to my understanding like beds, let's say. Sure. They're all fake beds, you sit on it, you fly off of it because it's just inflated bed. So what are some of the things that you um you can't do because they live in it versus if it was fully staged and it was baking. So, at at Haven, we will stage virtually um pardon the pun, we will stage um everything, you know, everything in a space outside outside of outside of bedding um in most cases for occupied properties. So, um we do, you know, we can provide, you know, accent pillows and and things to, you know, to finish to finish a bed, but often often, you know, when it comes to to mattresses and bedding, things like that. People, you know, want, you know, want and prefer to have their their their own, you know, their own in that situation. Um, but well, we can make recommendations to, you know, some go to, you know, neutral bedding, you know, if if they need help with that for example. Okay. Um, but typically, you know, typically, you know, beds are one area. You know, if you're living in a property, we we don't often stage, you know, bathrooms with, you know, bathroom towels or you know, linens, you know, shower curtains, things like that. I again because those are actively being being used, but we can give recommendations for what what we would put in those situations. But outside of that, I mean we'll we'll provide a full suite of, you know, of furniture. You know, we can provide if someone's living in a property, we can provide supplemental furniture where maybe you have a wonderful home but you just never got that, you know, that dining room furniture set and that dining room sits empty and maybe day-to-day you're not using that space, but from a listing standpoint you really want to maximize that space as a dining room space or you know, finish, you know, finish a lower level to show that it can be another living area versus just the storage area. So, there are areas that we can bring furniture in, you know, from a supplemental standpoint um to really kind of finish a space. Um either furniture and often times it it can also be items like, you know, artwork and accessories and um just some of those finishing touches.
